Kyle Waugh is Broker/Owner of Rise Realty, and Managing Partner for BridgePoint Ventures West, LLC – the Las Vegas office of BridgePoint Ventures. He has also been the exclusive broker for the Opus, Pinnacle Las Vegas, Echelon and Summit developments. Kyle has nineteen years of experience in real estate and business development in his native city, Las Vegas. He is an entrepreneur at heart, with a deep and longstanding passion for real estate. At the age of 18, Kyle passed his series 7 and enjoyed early success as a stockbroker. At age 19, he pursued his entrepreneurial calling, and launched, expanded and sold a succession of flourishing, profitable startup ventures. Following these accomplishments and consistent with his interests, Kyle was drawn to the entrepreneurial aspects of real estate, and entered the industry as an investor. In 2002, following eight successful years as a real estate investor, Kyle was recruited by Prudential Americana Group Realtors to manage its flagship office. In this role, he promptly increased office productivity and recruitment – personally signing up over 100 new agents. Late in 2003, Kyle resigned his management position and zealously pursued real estate sales at Prudential Americana Group. In 2004, he achieved total personal production of over $100 million, was distinguished as one of the top three agents within the Prudential Americana organization, and received numerous professional awards and accolades – including recognition for being in the top 1% of all real estate professionals nationwide. Identifying a void in the market, Kyle founded Rise Realty in 2005 as a boutique real estate firm specializing in high-rise condominium and condo-hotel sales and marketing. He was contracted as exclusive Broker for Opus, Pinnacle, Echelon and Summit developments, selling over $250 million in real estate in 2006 alone. In 2007, Kyle grew the Rise Realty project portfolio to $1.7 billion while expanding his base of partners and strategic alliances with organizations offering complementary core competencies and launched the ‘Synchronize to Optimize’ suite of services. This revolutionary, vertically integrated solution has been created to give developers, resellers, investor groups and financial institutions a soup-to-nuts sales and marketing package that is unique in the marketplace. In 2006, 2007 and 2008, Kyle was voted for inclusion in the In Business LV “Who’s Who in Real Estate.” Kyle brings to any initiative extensive direct experience in sales and marketing. Among his many strengths are his abilities to recognize and attract talent, coalesce that talent into a powerful team, and ensure that they accomplish what seemingly may be the impossible. This year, Kyle has partnered with BridgePoint Ventures to open BridgePoint Ventures West for the purposes of recruiting and training, increasing sales and expanding BridgePoint Ventures’ partner base, analyzing and auditing the developers’ retail sales and marketing plan, and assessing product absorption. Established in 2003, BridgePoint Ventures, LLC is a boutique alternative investment management firm with offices in Dubai, Cape Town, Fort Lauderdale, New York and now Las Vegas. BridgePoint Ventures advises over 400 clients internationally in alternative investments and has consummated over four hundred million dollars in property acquisitions globally ranging from Mandarin Oriental Chicago to the Tropicana Caribe in Puerto Plata, Dominican Republic to Intrawest’s Towne of Sea Haven in Panama City. Also, in conjunction with Rise Realty’s partners, strategic alliances, and financial institutions, Kyle offers extensive experience in REO and First Mortgage Note restructuring. This includes the restructuring of more than 1,600 notes and/or properties over the past 5 years. Kyle is a lifelong resident of Las Vegas. He is also a devoted family man who attends church regularly with his wife and two young sons. His wife was an acclaimed make-up artist with celebrity and high-profile clientele before retiring her brushes to become a fulltime mother. Kyle’s diverse extracurricular pursuits include travel and MUI TAI fighting – a sport in which he actively trained during his early 20s. Dedicated to giving back to the community, Kyle has contributed significant time and support to the Leukemia & Lymphoma Society of Southern Nevada for the past several years. Despite his rigorous workload, Kyle proudly fulfills his responsibilities as coach of his eldest son’s soccer team and his youngest son’s baseball team. Of course, he always manages to indulge in his favorite pastime of all: spending time with family and friends.
